FAQs
How long does an attic conversion take?
An average conversion takes three weeks to complete.
Is there much disruption while the attic is being converted?
No. Disturbance will be kept to a minimum. A thorough clean-up ensures that the people living in the house are subjected to as little interference as possible.
Can I include a bathroom or ensuite in the conversion?
This option is possible in most conversions. The addition of a bathroom does reduce the usable space in the converted attic and increases overall cost.
What is a certificate of compliance?
A certificate of compliance is proof thatall works carried out comply with current planning and building regulations. It is issued by an independent and qualified engineer following several inspections of the conversion. The certificate should be attached to the deeds of your property as it will aid the sale of your home in the future. As long you have this certificate, your attic conversion will enhance the value of your property.
Some of our competitors do not provide one. But without it, you may face problems when you go to sell your home.
Can a trussed roof be converted?
Since the late 1960s, a lot of homes have been constructed using a trussed roof design. But contrary to popular belief, a trussed roof can be converted.
What height does my roof need to be?
This depends on your intended use for the space. We recommend a minimum height of 2.3 metres to ensure the use of the space is optimised.
Do I need planning permission?
Most attics are exempt from planning permission because the ceilings are not high enough to qualify as “habitable accommodation.” However, you do need planning permission to put dormer/Velux windows on the front of your house.
Where will I put the stairs necessary to reach an attic?
The placement of the stairs can be one of the most important issues when planning an attic conversion but we always find a solution, even in the most awkward situations. There are a range of solutions, including the use of space-saving stairs, a spiral staircase or a standard staircase installed after existing walls have been adjusted.
How are attic conversions classified?
Most converted attics are classified as non-habitable storage rooms. However, they can be used as bedrooms, studies, office, playrooms etc.
What area do you cover?
We are primarily based in County Galway.
